Jumbo Lending Program

Premium financing solutions for high-balance borrowers

Program Overview

Renew's jumbo lending framework is designed to support high-balance borrowers while maintaining strong credit discipline. The program operates across three primary areas: loan size and credit tiers, occupancy and property standards, and reserve requirements.

This is a true jumbo lending platform—not a niche overlay—designed to balance competitive leverage, strong borrower liquidity, and disciplined risk management across multiple investor guidelines.

1. Loan Amount & Credit Structure

Maximum Loan Amounts
  • •Jumbo financing available up to approximately $3.5 million, subject to program and investor guidelines
  • •Subject to credit score, LTV & occupancy
  • •Higher loan amounts require stronger borrower profiles
Credit Score Tiers
  • •Minimum FICO scores typically range from 620 to 740, depending on loan size, LTV, and occupancy
  • •Depends on loan size, LTV & occupancy type
Credit Tier Breakdown

The following ranges are illustrative and represent typical jumbo lending parameters. Final terms are subject to investor guidelines, underwriting approval, and overall borrower profile.

$2.0M – $3.0M700-72075-85%6-12 months PITIA
$3.5M maximum720-74060-75%Up to 18 months PITIA

2. Loan-to-Value (LTV) Parameters

Primary Residence
  • •Up to 90% LTV for qualified primary residence scenarios at stronger credit levels
  • •Scales down to 60–75% as loan size increases
Second Homes
  • •Typically 70–75% LTV
  • •Higher reserve requirements apply
Investment Properties
  • •Capped at 70–75% LTV
  • •Higher reserve requirements

3. Reserve Requirements

Overview
Measured in months of PITIA (Principal, Interest, Taxes, Insurance, and HOA)

Greater of AUS findings or minimum PITIA months, depending on scenario.

Primary Residences:

3–6 months PITIA at lower LTVs

Higher-Risk Scenarios:

6–12 months PITIA

High-Balance / Lower-LTV Tiers:

Up to 18 months PITIA may be required for higher-balance or higher-risk scenarios

Reserve requirements increase as:

  • • LTV decreases
  • • Loan size increases
  • • Occupancy shifts from primary → second home → investment

4. LTV / Credit / Reserve Relationship

Risk Hierarchy
How factors interact to determine program qualification
1

Lower LTV = Lower Credit Risk

At 60–65% LTV, even strong FICO 720+ borrowers typically need only 3–6 months reserves

2

Higher LTV = More Reserves Required

At 85%+ LTV, stronger credit is required, and reserves climb to 6–12 months PITIA

3

Occupancy Escalates Requirements

Second homes and investment properties trigger higher reserve minimums than primary residences at the same LTV

4

Loan Size Sensitivity

Borrowing $3.5M demands stronger credit, lower LTV, and institutional-grade reserves compared to $1.5M

High Loan Limits

Up to $3.5M financing

Competitive Leverage

Up to 90% LTV available for qualified borrowers in select scenarios
